A dilapidation report is usually completed for existing buildings on properties adjoining a construction site or for buildings on the same property. This is necessary where construction works might have an adverse impact on existing adjacent properties.

The report is an assessment of a property’s condition at that given point in time and is conducted prior to any construction work, excavation or demolition. East Coast Building Consultants will inspect and take a record of the current condition of the property by undertaking a thorough site visit. We will then construct a report that documents any existing damage on the house or building as well as the condition of aspects likely to be affected by construction work, excavation or demolition. What do we inspect:
At East Coast Building Consultants, we inspect all areas of a property, including driveways, street guttering, footpaths, nature strips, yards, fences, neighbouring houses or buildings and other relevant areas.
Please let us know if there are any specific areas of concern for you. The main goal of the inspection and report preparation is to document areas of adjoining property that may be negatively affected by construction works. Getting a baseline of the property’s condition prior to works gives an objective measure of changes following nearby construction

• Full details of every defect and issue.

What do we inspect:
Dilapidation reports are sometimes required by law or requested by council. If it is not required, it is still considered best practice to get a report done, especially on the properties around you.
Not only will you become aware of defects and issues on your own property, but you can also avoid costly disputes with neighbours and even the council later down the track. A dilapidation report becomes an agreed record of the condition of properties included in that report. Having a well-documented report that contains evidence of the properties will prove very useful should a damages claim be made against you, due to the result of construction work done on your property.
If you’re unsure on whether a Dilapidation report is necessary, consider the proximity of your building in relation to others. It’s always best to play it safe to maintain amicable relationships with your neighbours and protect yourself against litigation.
